It is in a rural location with high level acoustic control and internal heating and cooling.Location - at the junction of the New England and Oxley Highways, Tamworth is an easy 5 hours drive from Sydney and Brisbane, interstate coaches and train service to Sydney. In January, the average temperature range is between 32 degrees celcius (max) and 17 degrees celcius (min), and in July between 16 degrees celcius and 3 degrees celcius.Low humidity and an elevation of 404 metres ensure year-round comfort. The district's rainfall averages 650mm annually (26 inches), although as is common in Australia, it can be variable and unpredictable, ranging in a short period from drought to flood.Surrounding areas: Include the towns of Barraba, Bendeemer, Kootingal, Moonbi, Niangala, Nundle, Dungowan, Currabubula, Somerton, Watsons Creek, Woolbrook, Limbri and Attunga.Quite a proportion of the northern and eastern sections are hilly, extending to 1100 metre mountains at the western fall of the Great Dividing Range - the western half is predominately flat to undulating.
